Real Estate Tax Saving Agent program

Bring cost segregation to the people you already serve.

Real estate agents, brokers, CPAs, enrolled agents, loan officers, title professionals, closing attorneys, inspectors and investors already sit across the table from property owners who are leaving depreciation on the floor. The program gives you a way to introduce them to a real study, built and reviewed by our team, delivered in their own SmartCostSeg account, with the introduction credited to you. This is a private program. We set the requirements, we provide the training, and we issue a program certificate, which is not a license or a professional credential.

Real Estate Tax Saving Agent is the title of a private SmartCostSeg referral program. It is not a real estate license and not a tax or IRS credential, and a Real Estate Tax Saving Agent is not an employee or legal agent of SmartCostSeg.

Six things we say plainly, before you apply

  1. 1There is one agent avenue in this private program. We set the requirements, we provide the training, and we issue a program certificate, which is not a license or a professional credential. Agents join a waiting list, interview with us and complete our training, then receive a certificate and an agent account with every program tool. There is no fee to join.
  2. 2Every study you bring is credited to you, built and reviewed by our team, and delivered in your client's own SmartCostSeg account.
  3. 3Every client you introduce receives a short written disclosure of your connection to SmartCostSeg, and we generate it for you.
  4. 4Participation is never conditioned on sending or receiving mortgage, title, escrow or closing business, and we never refer such business to you in exchange for your participation.
  5. 5A study is never required as a condition of any transaction and is never paid at closing.
  6. 6Agents are independent contractors and are not employees or legal agents of SmartCostSeg. The title is not a real estate license and not a tax or IRS credential, and we do not provide legal or tax advice.

Who the program is for

You already have the relationship. We add the study, the review and the delivery.

Real estate agents and brokers

Every closing on an income property is a chance to show a client what the building can do for their taxes in year one. You stay the trusted voice after the keys change hands.

CPAs and enrolled agents

Offer a flat fee study to the clients who ask about depreciation every spring, keep the engagement on your side, and receive a deliverable your firm can put straight to work.

Loan officers

Borrowers who understand their first year cash flow make better decisions. Introduce the study after the loan closes, never as a condition of it.

Title companies and closing attorneys

Give the buyer something useful in the weeks after closing. The study is never on the settlement statement and never a condition of any service you provide.

Inspectors

You have already walked the property. A cost segregation study turns the components you documented into the asset by asset detail the owner's CPA works from, and depreciation schedules by year are available on request.

Investors and syndicators

Run studies for your own portfolio and for the partners and clients you bring in, with one place to submit, review and deliver.

How it works

  1. 1

    Join the waiting list

Create your account and tell us about your practice, your credentials and your resume. It takes a few minutes and costs nothing.

  2. 2

    Interview

Within 5 to 7 business days we reach out to start your interviewing process: a short meeting where we walk through the program and answer your questions.

  3. 3

    Train

Accepted agents receive an agent number and a seven digit access code by email, and the Agent Interface opens to a guided training. When our team reviews it, you receive your certificate and every tool.

  4. 4

    Build studies for your clients

Start a study for a client, upload their documents and follow the same guided process our clients use. Your client sees the study in their own dashboard.

  5. 5

    Submit for review

Every study goes to our team before it is delivered. You see the review status live in your interface, with a clear note when something needs a change.

  6. 6

    Deliver

When the review is complete you deliver the study to your client through the same delivery process we use. The client pays and views the final study in their dashboard.

One avenue. Everything, once you finish training.

There are no levels to climb. You join the waiting list, interview, train, and then every tool is yours.

What we hand you

A certificate and an account

  • A certificate from us, issued when our team reviews your training, that says you completed our interview and our training.
  • An agent number, a seven digit access code and the Agent Interface.
  • Full attribution on every study you bring, visible to you and to our team.
  • Program materials and a person to call. Joining costs nothing.

What you can build

Any study, anywhere

  • Any qualifying property in the United States, across all six services.
  • Start it, gather the documents, submit it. We build it, review it before it is delivered and document how every number was reached.
  • Your clients pay the same price every client pays, quoted with the study.
  • No cap on how many you bring, and no territory that belongs to somebody else.

Questions agents ask us

No. There is no fee to apply, no fee to join and no minimum volume. Your clients pay SmartCostSeg for the studies they order, at the same price every client pays, quoted with the study.

Educational information only, not legal or tax advice.
