SMART COST SEGREGATION AGREEMENT

These are the exact terms presented at Step 6 of the wizard. There is no separate proposal process and no traditional engagement letter negotiation — if you agree with these terms, you simply acknowledge your agreement and proceed.

  1. We will prepare a Cost Segregation Study based on the information and documents you provide.

  2. You are responsible for providing accurate information, including settlement documents, property details, and photographs.

  3. This flat-fee service is intended for qualifying investment properties, generally purchased for less than $1,000,000. Certain property types and transactions — including hotels, nursing homes, major renovations, 1031 exchanges, and large portfolios — require our Extended Study service, which carries its own fee quoted before you commit.

  4. We do not prepare tax returns or provide legal advice. Please consult your CPA, tax preparer, or attorney regarding the implementation of the Cost Segregation Study.

  5. We cannot guarantee tax savings or financial results. Actual benefits depend on your specific tax situation.

  6. Our work is based on the information you provide, and we are entitled to rely on its accuracy.

  7. Upon completion, you will receive a professional Cost Segregation Study for review by you and your tax advisor.

  8. The flat fee is displayed on the website. An invoice will be issued upon completion, and the final report will be released after payment is received.

  9. Any additional Closing Costs or adjustments to land value identified after our study is completed should generally be applied to the long-term building asset (27.5 years for residential property or 39 years for commercial property). Please discuss these adjustments with your CPA or tax advisor.

  10. Our liability is limited to the fee paid for the Cost Segregation Study.
